A property expert has revealed how to fix dampness in eight simple steps – and it doesn’t cost a fortune.

James Coupland is known for his impressive portfolio of buy-to-let properties.

The 31-year-old from York also shares his tips and advice on how to transform any home while on a tight budget with his 603,000 followers on Instagram (@jamesproperty_ ).

In a recent clip, which has racked up 689,000 views and over 10,000 likes, he reveals how to fix dampness – a common problem in the UK – in a few simple steps, reports Luxury Property News.

The investor and developer begins: “I use a moisture meter to check which walls are damp.

“Hack off the plaster up to 1.2m high or 30cm above the highest level at which you detected damp.

“Drill holes into the lowest visible mortar course at every 12cm along the wall to make a straight line.

“Clean out any brick dust by using a hole clearing tool.

“Insert dry rods into the holes and use a rod cutter to make them shorter if necessary.

“Over time, these dry rods spread, forming a moisture proof barrier, allowing your wall to dry out.”

James then primes the lower portion of the wall with two coats of damp proof membrane before applying dry shield cream to protect the wall from salt.

Finally, he installs a standard plasterboard using dry grip adhesive and says to finish off with hiring some plasterers – or do it yourself – to skim the walls and prepare for a fresh lick of paint.

He claims the total cost to repair damage caused by damp on the whole ground floor of a three-bedroom house was just £1,800.

And while James says it might not work for everyone, it’s done the trick for him each time.
